Saskatoon Region Association of Realtors is Saskatoon’s voice of real estate, representing approximately 600 licensed agents and registered salespeople in 46 member offices in the city of Saskatoon. earlier this year I was invited to speak about mold sampling, asbestos sampling, remediation and abatement for the next meeting of SRAR, tomorrow Thursday, April 23 2015.

I gladly accepted and look forward to the event.

At got mold? we believe it is important for future home owners and sellers to look into getting the home inspected and possibly sampled, prior to buying or selling to give you peace of mind. After all a house is most likely the largest investment you will ever make so invest wisely.

Unfortunately it is a regular occurrence for us to receive calls from people who just moved into a new home with all of their children and belongings and soon one of the children or maybe an immune compromised adult are experiencing health concerns or a musty odour is being noticed.

When people call due to health concerns the symptoms are typically reported to diminish when away from the dwelling for a day or two. It is heartbreaking to hear the stories of how people purchased their dream home and only a few weeks or months later they are finding major concerns with mold. Lots reach out to a lawyer and try to litigate the issue and it typically results in a lot of time, energy and money wasted that would have been much better channeled into something productive as opposed to a big battle where in the end both parties are mentally, physically and financially exhausted and only the legal teams are making the money.

We don’t want the above mentioned to happen to you! Be proactive, have a professional mold inspection performed prior to buying or selling your home.

Don’t get scared and walk away from a house you are very interested in due to a mold problem. Mold requires water to grow so as long as the mold is removed and the source of water infiltration is stopped you should never have a problem again, at least not in that area and not if you call us when you find a leak, have a toilet overflow, broken pipe, dishwasher leak, water heater malfunction etc.

We are not only your mold removal experts but we are also mold prevention professionals. It is our main goal to make sure you don’t have to have us in for a mold problem ever again.

Typically when people have large mold infestations it is for no other reason than they failed to take corrective measures to mitigate a water loss and a mold problem occurs. Mold is secondary to water intrusion. We are working to educate people to always contact a professional when they have a water loss of any type, clean clear water, grey water or raw sewage, small or large and on top of it all, schedule a yearly inspection and they should never have a significant mold problem.

We are here to help you sell or purchase the right home. It is always recommended to have a home inspection performed and list any and all deficiencies prior to purchasing your new home.

It baffles us that so many people purchase without having a professional mold inspection performed.

One other major concern if you are purchasing or selling a home is asbestos. If you plan to renovate the home you want and the building was built prior to 1986 it should be sampled for asbestos containing materials, not so that you choose not to purchase but so that you can budget for and take the proper corrective actions as opposed to run the risk of contaminating your home with fibres and placing your families health in harms way.

Asbestos was used in vermiculite and zonelite as insulation in attics, wall cavities, sub floors and cinder crete blocks, just to name a few. Other asbestos containing materials can be ceiling tiles, floor tiles, linoleum, popcorn ceiling, drywall mud joint compound, around duct work, boiler, heating pipes and many other products.

On the afternoon of Saturday, August 10th, 2014 I received a call from Marc and Melanie Martin of White City, letting me know that a portion of the roof was ripped off of their home during Friday nights brutal wind storm in Southern Saskatchewan. They were at a loss for what to do and were desperately trying to get answers as to what the next steps are.

We are very busy right now, just like all of the restoration companies in the area as well as all of the companies that have traveled from far to help out with the previous catastrophe of flooding throughout the South. I arranged with Marc for us to come by on Sunday morning to assess and scope out the damages to their home.

The text I received from Marc in response to our appointment time for Sunday morning reminded me once again of why I got into the disaster restoration business. Here’s the text I received from Marc.
“Right on James, this is like a breath of fresh air. The last 18 hours have been pretty heart breaking. Thank you ever so much.”

Driving through White City to get to the Martin’s house was quite intense with trees down all over the place. We arrived at the house to meet Marc in his back yard, where he was building a shed along with his parents help. Good thing the shed wasn’t up prior to this storm because I can almost guarantee it would be in a neighbour’s yard smashed to pieces.

Our Regina, Southern Sask Senior Project Manager Reuben Hofer and PM Toby Hofer drove out with me to help assess the damage and come up with the scope. We spent about an hour or so scoping it out and then drove into Regina for required supplies. We grabbed our harnesses, 2*4’s, a huge tarp, dehumidifiers and some tools to secure the open roof.

Reuben and Toby got right to work on the roof with anchoring their safety harnesses, tacking down the tarp and sealing small patches where shingles were ripped off. I set up dehumidification and started removing baseboards, trim, carpet and underlay in the hardest hit rooms upstairs to mitigate the amount of damage to the basement below. Although a large portion of the basement was already saturated it is most important to make certain that wet soggy building materials are removed to prevent further damage due to the fact that wet always finds dry. Moisture travels in the path of least resistance and that path is very difficult to trace without proper tools and equipment.

We contacted Gerry Millen with Global Property Inspectors and scheduled him in to assess the damage with his thermal imaging camera. This way we won’t miss any wet building materials when performing the demolition. Without wet building materials there’s no chance for mold to grow now or in the future.

Just imagine what this young couple went through being in their beautiful new home and hearing the roof get torn off from such strong winds and then rain pouring into the house and nothing they could do to stop it.

Across the street from the Martins lies a portion of the Martins’ roof that slammed into the neighbours garage door and white blown in insulation from the attic litters the street and yards in the neighbourhood. SaskPower has removed the power meter from the Martins’ home and we have generators running 24/7 to keep freezers, fridges and our equipment running.

The past two weeks and two days have been busy. Just over Two weeks ago I was on a weekend family holiday at the Temple Gardens Mineral Spa in Moose Jaw.
That same weekend, the floods hit Regina and other areas of southern Saskatchewan and our phones started ringing. During this type of emergency there is nothing we can really do to help until the water starts to recede and has stopped entering the property. Our first step is to begin to place people on a priority list and then begin contacting them to schedule on-site appointments.
We loaded up all of our drying equipment, tools, and protective gear and went to Regina to begin the work of water damage restoration.
I began scoping out properties on Monday, June 30th, ending my day at midnight. One home I inspected just had a $130,000 basement remodel completed on June 25th and was now full of water. I also visited homes of family in Regina and businesses of friends from my home town, Pilot Butte. I realized the situation was grim and that my teams and I had lots of work ahead of us to properly restore our customer’s lives back to normal. But that is our job, when disaster strikes, we are here to serve you.

I owe a lot of thanks to my very hard working, loyal and dedicated staff who have worked tirelessly for up to 18 hours per day to help as many people as they can. We have built great teams that work fast and do an exceptional job. The past two weeks has been so intense working long hours that our core staff from Saskatoon became physically exhausted. To ensure we can do the best job possible and prevent our Saskatoon staff from getting burnt out, we have added many local Regina residents to our water damage restoration crews.
In any emergency, family is one of the key support mechanisms you can have. Got Mold? teams and I have been working long hours to help as many residents as we can and I feel so fortunate that I can rely on my family for support. Even though my parents are getting ready to move to Medicine Hat, they have been a tremendous source of support giving me a home to rest in at the end of the day. Most importantly, my parents have been ensuring that our teams are looked after, making lunches, picking up supplies, making sure we had water, juice, and even brought watermelon to our sites so we can stay hydrated.
My loving wife, Shauna, and children live in Saskatoon and because of the number of calls I was getting, I have been unable to return to Saskatoon on weekends. Fortunately, they surprised me when they came to Regina for a short visit. During the early stages of the disaster, we were housing our Saskatoon teams in Regina hotels, but to ensure a higher level of comfort for our hard working staff, we rented a furnished house which Shauna and her sister stocked up with groceries and other essentials to make their stay comfortable.

To ensure that we can meet the needs of as many residents as we can, Got Mold? has been working on bringing in other teams. First, we have already begun working with an experienced restoration contractor who did a lot of work in Calgary and High River during the 2013 Alberta floods. Second, we have asked our Calgary operation to send a team to begin taking on projects. Finally, we have been networking aggressively on LinkedIn to find other restoration contractors that want to travel to Regina and help out. Our objective is to ensure that everyone who needs help gets it.
With any flood situation, time is critical because mold only needs 24 to 48 hours to begin growing. Consequently, every project we go to requires our workers to wear Respirators with Organic Vapour and HEPA filters to prevent mold and mycotoxins from getting in their lungs and compromising their health. In addition, We are using HEPA air filtration devices, containments and all the proper controls because we are encountering mold on most job sites. We are also advising our clients to monitor their health because we know that mold causes respiratory and other health issues. As a final precaution, we have also been asking our clients to avoid doing their own basement tear outs because of the concerns caused by mold and asbestos. Asbestos is a huge concern and several of our projects are currently on hold because we are waiting for results from the lab that samples were sent to.
